Member Collaboration: ADAM Architecture and 11K Consulting
LPF Members and leaders of the luxury property industry ADAM Architecture and 11K Consulting have collaborated on building strong brand reputation and thought leadership among Chinese HNWIs and investors in the UK and China.
Our Founder and CEO, Priya Rawal sat down with Director of ADAM Architecture, Robbie Kerr and Managing Director of 11K Consulting, Sally Maier-Yip.

1. How did ADAM Architecture and 11K Consulting come to work together? Can you please tell us more about your partnership over the past 12 months?
We met each other through The Luxury Property Forum back in May 2021.
At that time, ADAM Architecture was looking for a suitable Chinese PR agency to help us build our continued success and brand reputation in the important Chinese markets. So we were happy to meet Sally of 11K through the LPF; and were very impressed by their strategic integrated Chinese PR and digital marketing proposal sent to us. Immediately, we decided to engage with 11K’s Chinese PR expertise.
Over the last 12 months, 11K has begun to build ADAM’s thought leadership profile among Chinese HNW audiences through great quality Chinese media coverage, WeChat content marketing, bespoke events and direct business introductions with the key Chinese business influencers in the UK and China. The results have been very positive and impactful.
It has been an exciting and fruitful journey for both of us. We have just happily entered our second-year partnership and look forward to working and achieving more successes together in the year ahead.
2. Robbie, what do you like about working with 11K Consulting?
The team at 11K are proactive, thoughtful, they listen and the deliver. They are always looking for new angles and take the initiative to drive things forward. Our Monday morning biweekly meetings are like sessions with a teacher, you have to have done your homework – this friendly pushing really helps build momentum.
11K’s ability to get into the written and online press is impressive, the introductions that have provided are focused and always useful. They are just the most brilliant partners, adding immense value to what they do.
3. Sally, what do you like about working with ADAM Architecture?
On behalf of 11K team, we wholeheartedly love working with ADAM Architecture.
After having worked with Robbie and the ADAM’s brilliant team over the past 12 months, we now understand why ADAM is really the world’s largest and the best architecture firm in classical and traditional architecture. The whole team, in every aspect of the business, is always hugely professional, passionate and enthusiastic, led by Robbie Kerr and his strong leadership team.
That’s also why we have been able to do our China PR jobs for ADAM well - because ADAM has so much rich and interesting stories to tell to the Chinese audiences, who aspire to this kind of world-class, authentic and human architectural firms.
Personally, I must say Robbie Kerr and Sue Beaumont have been such amazing clients and partners to work with. They are always so engaging, so encouraging, so inspiring.
4. What made your partnership work so well?
We both think that it is the crystal clear process and clear set of deliverables set at the start of our partnership has made this working relationship so enjoyable, so smoothly. Partnership is always about managing each other’s expectations and having a good process in place to make sure that the agreed goals can be achieved on time and with quality.
People are key too. We have to like each other, sharing common values, work ethics and goals, to make this partnership long-lasting and fulfilling for each other.
5. What are your plans together in the next 12 months?
In the next 12 months, ADAM will continue to strengthen its thought leadership positioning and build meaningful relationships with relevant stakeholders in the important Chinese markets - with 11K’s strategic expertise and execution. ADAM will be doing more quality Chinese press announcements, interviews, private events, WeChat content marketing and partnerships. Very exciting times ahead!
6. What do you think about the Chinese HNW markets for the luxury property sector in the UK in the next 12 months?
We are largely positive about it.
To give you some facts, buyers from the Mainland China and Hong Kong already now represent the largest group of international investors in London’s luxury residential real estate market (according to Beauchamp Estates). Knight Frank also reported a staggering £12.8bn of Chinese investment in the UK property market in 2021.
Looking ahead, we know that there is still a healthy appetite for Chinese investment in the UK property market because of the following reasons:
i) Incentives for Chinese buyers: Pound falls to low level in history has dramatically increased Chinese interest in buying residential property in the UK
ii) Increasing interest for Chinese U/HNWIs to invest in London property
Good ROI. For Chinese landlords, London’s property price is similar to the price in the Tier-1 cities in China with a better yield
London is still considered the most valuable and stable property market
In London, Chinese buyers account for 15% of overseas purchases
iii) Strong intentions to travel or immigrate abroad after long-term travel restrictions in China
Shanghai's recent Covid-19 lockdown has lasted for nearly two months
Mainland China has had the strictest Covid-19 regulation for 3 years, meaning that people are very eager to travel abroad. When the international travel restrictions in China are more relaxed, we can expect that more traffic and also investment, for property and other areas of business, will be coming into the UK.
