Member Collaboration: Knowles and Regency Grove - 3-11 Lancelot Place

 

We are so pleased to announce this Member Collaboration! Knowles has been appointed as Main Contractor and Regency Grove has been appointed as Quantity Surveyor on Phase 1 works at the highly anticpated 3-11 Lancelot Place scheme in the heart of Knightsbridge’s prestigious Knightsbridge’s Trevor Square Conservation Area.

The project, being developed by Kogan Bellamy Lloyd, which involves the demolition of six existing houses dating back to the 1960s, will create five new luxury townhouses, signifncatly transforming the local area.

The scope of works include the excavation of a complete-footprint triple-depth basement, rebuild of a three-storey superstructure, and complete shell & core works including envelope works. Knowles’ Structures team will deliver all specialist groundworks, a team that Knowles is proud to have in-house, before moving onto superstructure works which will be delivered concurrently by the Construction division.

Once complete, each luxury townhouse will stand at 3,500 square feet and with Phase 1 due to complete in April 2023, full completion is expected in November 2023.

As main contractor on phase 1, Knowles will be working closely with the project team to deliver the construction of the five townhouses. On this project we have adopted a top-down approach - this leverages in house expertise and helps us achieve client goals by overlapping the construction of the sub and superstructure to condense the overall duration.

Our works begin with complex perimeter secant and bearing piling, including the installation of temporary works such as plunge column piles to support our top-down approach, from there we will cast the ground floor slab before continuing to excavate the significant triple basement concurrently with the above ground structure build.

Knowles is renowned for our skills in delivering complex basement excavations and in our experience, a top- down approach for this particular project is the best methodology to achieve the project on schedule for our client.

We are working closely with the wider team for the project and are engaging with Knowles’ in-house specialist structure team to delivery phase 1’
